Our 62+ Active Adult community is designed for independent adults who value comfort, connection, and a low-maintenance lifestyle. Below, you’ll find helpful answers to common questions about daily life, apartment features, amenities, and what to expect when living here- so you can feel confident exploring whether this community is the right fit for your next chapter. 

Community Eligibility & Leasing

At least 1 leaseholder must be 62+; any others may be at least 35+. 

Application fee is $35; community fee is $1,000. The security deposit is determined after the application is submitted and is based on a credit check; it can range from $0 up to 1-month base rent based on credit. 

Household gross income must be at least 1x the base rent. Proof of income is required and can be shown with pay stubs, bank statements, tax returns, savings accounts, investment accounts, social security, pension, disability, etc.

Parking & Building Access

Open parking is first-come, first-served. Carports are available for $60/month. Detached garages are available for $150/month, and attached garages are available for $250/month. Contact us to learn more!

Alders Rockwall is not a gated community; however, we do have a controlled-access building. Guests and delivery services will dial the resident's code on the call box, and the resident will receive a notification to allow expected guests inside. 

Fees & Monthly Expenses

  • Electricity – Residents may choose their electricity provider of choice. You are responsible for setting up service in your name and paying your provider directly.   

  • Water & Sewer – Water and sewer are billed based on your usage and paid monthly through the resident portal with your rent. 

  • Valet Trash – Door-to-door valet trash service is included for $30/month, conveniently billed through the resident portal with your rent. 

  • Pest Control – Pest control service is provided for just $5/month, billed through the resident portal with your rent. 

  • Cable & Internet – High-speed cable and internet are provided by the community for $90/month, billed through the resident portal with your rent.

This is your fresh start in Rockwall's premier 62+ active adult community, and it begins with a blank canvas that's entirely yours. 

Yes! A full-sized GE washer and dryer come standard in every apartment home at Alders Rockwall. It's already there, already installed, and one more thing crossed off your list before you even unpack. Resident-provided units are not permitted, ensuring a safe and consistent experience for all.

Yes! Every apartment home at Alders Rockwall includes a grab bar in the shower — a thoughtful detail that reflects how intentionally this community was designed for active adult living. 

Yes, each building has three floors, and our community has 4 elevators. All apartment homes have access to elevators. 

Outdoor Spaces & Community Guidelines

For the safety of all residents, hallways must remain clear at all times in the event of an emergency, so furniture outside your front door is not permitted. That said, a welcome mat and a front door wreath are absolutely encouraged. Make it yours!

No, there is no security on-site.  Please contact the City of Rockwall Police Department for any security issues or concerns. 

Guests, Visitors & Pets

Absolutely! We encourage time with family and friends.  Please notify the office if you have a guest who will stay with you longer than three consecutive days, with a maximum of seven days.  You will also need to accompany your guests at all times when enjoying our amenity areas 

Absolutely! Celebrations are what community is all about! Residents are welcome to host gatherings at the pool; just come ready to set up, clean up, and ensure your guests respect the space and follow community guidelines. The fun is yours to plan; we just ask that you leave it as lovely as you found it. 

The pool is open daily from 10 a.m. to 10 p.m. Please note there is no lifeguard on duty, so all residents and guests swim at their own risk. Stay safe, have fun, and enjoy every minute of it. 

Yes! Residents have several options for hosting private gatherings. The Pub and Tool Shed amenity rooms are available to reserve — just stop by the office for details. We also offer a dedicated event room available for $100 for up to 4 hours. Perfect for birthdays, get-togethers, or whatever you're celebrating next.

Guests cannot bring a pet onto the property. All animals on the Alders Rockwall property must be approved by management first. 

Maintenance, Payments & Resident Services

Yes — Online payment through the resident portal is our preferred method, with flexible options including ACH, debit card, and credit card. Prefer to pay in person? We accept checks at the office as well. However you choose to pay, we've got you covered. 

Simply log in to the resident portal and click "Request Maintenance". It's quick, easy, and tracked from submission to completion. Please stop by the office anytime if you have questions.
